Water Damage

My house is flooding, what do I do?

How do I know when everything is completely dry?

You cannot tell just by looking at it or feeling it. Our IICRC-certified technicians use specialized moisture detection equipment, including moisture meters and thermal imaging cameras, to measure moisture content in walls, floors, and other structural materials. We take readings throughout the drying process and will not consider the job complete until all affected areas reach the target moisture level. This scientific approach ensures that hidden moisture is not left behind to cause mold growth or structural damage.

I have a small leak. Do I really need a professional?

We always recommend having a certified water technician assess the situation, even for what appears to be a small leak. Water can travel along unexpected paths behind walls, under floors, and through insulation. What looks minor on the surface can sometimes indicate a much larger problem. A professional assessment gives you peace of mind and can prevent costly damage down the road. If you prefer to handle it yourself, we also have a rental division where you can rent professional-grade drying equipment.

Mold

I see mold in my home. What should I do?

Do not try to clean it on your own. Disturbing mold without proper containment can spread spores throughout your home and create a much larger problem. Here is what you should do immediately:

  • Contain the area — Close the door to the affected room if possible.
  • Do not create air movement — Turn off fans and HVAC in the affected area. Air movement can spread spores to other parts of your home.

Is mold remediation really necessary?

Yes. Mold does not go away on its own. Left untreated, mold continues to grow and spread, destroying building materials such as drywall, wood framing, and insulation. More importantly, mold poses serious health risks, especially for children, the elderly, and anyone with respiratory conditions or compromised immune systems. Professional remediation is the only way to properly contain, remove, and prevent mold from returning.

Fire and Smoke Restoration

My home had a fire. Can I clean the smoke damage myself?

We strongly recommend that you do not try to clean fire or smoke damage yourself. Soot and smoke residue contain toxic chemicals that require specialized cleaning agents and equipment to remove safely. Improper cleaning can actually spread the damage, push soot deeper into surfaces, and make restoration more difficult and expensive. The Restoration Process

How do you determine pricing?

We use Xactimate pricing software, which is the same industry-standard software used by insurance companies to estimate restoration costs. This means our pricing is fair, transparent, and consistent with what your insurance company expects. There are no hidden fees or surprise charges. You will know exactly what the work will cost before we begin.

What does the restoration process look like?

A dedicated project manager is assigned to your job from start to finish. They will oversee every aspect of the restoration, communicate with you at every step, and handle all communication with your insurance company if you choose to file a claim. The process typically includes assessment, water extraction, structural drying, cleaning, and restoration. Your project manager ensures nothing falls through the cracks and that you always know what is happening with your property.

Do you offer free estimates?

What about asbestos testing?

Asbestos testing is required by the Colorado Department of Public Health and Environment (CDPHE) before any demolition or renovation work on buildings constructed before a certain date. All Dry can coordinate asbestos testing as part of your restoration project. If asbestos-containing materials are found, we work with certified abatement contractors to ensure safe removal in full compliance with state regulations.

What happens to my belongings during restoration?

For larger losses, we perform a professional pack-out where your contents are carefully inventoried, packed, and moved to a secure location for cleaning and storage while restoration work is completed. Each item is documented and tracked so nothing is lost or misplaced. For smaller projects, we typically move and protect your belongings on-site. Your project manager will discuss the best approach for your specific situation.

Insurance

Can I choose my own restoration company?

Absolutely. You are not required to use the restoration company your insurance company recommends. It is your right to choose whichever company you trust. Insurance adjusters may suggest a preferred vendor, but the final decision is always yours. Many homeowners choose All Dry because of our 30+ year track record, A+ BBB rating, and IICRC certifications.

How does the payment process work with insurance?

We work directly with your insurance company to streamline the claims process. Our estimates are generated using Xactimate, the same software your insurance adjuster uses, which helps avoid disputes. Your project manager handles all the documentation, photos, and communication with the insurance company on your behalf. In most cases, you are only responsible for your deductible.

Do I need to get multiple estimates?

No. Your insurance company does not require multiple estimates for restoration work. Because we use Xactimate pricing (the industry standard), our estimates are already in line with what insurance companies expect to pay. Getting multiple estimates only delays the start of restoration, which can lead to additional damage and higher costs.

Do I have to file an insurance claim?

No. Filing a claim is completely optional. Some customers choose to pay out of pocket, especially for smaller jobs where the cost may be close to their deductible. We are happy to work with you either way and can provide a detailed estimate so you can make an informed decision about whether to file a claim.

Does my insurance cover water damage?

Coverage varies depending on your policy. Most standard homeowner policies cover sudden and accidental water damage, such as a broken pipe or appliance malfunction. However, damage from flooding (rising water from outside the home) typically requires a separate flood insurance rider. Gradual damage from a long-term leak that was not addressed may also not be covered. We recommend reviewing your policy or contacting your insurance agent to understand your specific coverage. Either way, All Dry can help you navigate the process.
